OXLEY PROJECT

BRIEF:
Refurbish a 3 bedroom penthouse waterfront apartment for the purpose of a short term holiday rental (AirBnB). Modern coastal palette.

This was a fun project as it did not involve any space planning as such, other than furniture layout as the apartment layout was to remain the same. However it was still a large project to manage as we sourced, specified, ordered, budgeted and managed the entire refurbishment process. The apartment had been a long term rental and when the last tenant vacated the client decided to repurpose the investment as a short term holiday rental. This meant a complete refurbishment of flooring, new paint, blinds and curtains, appliances, furniture, bedding, decor items, even everything you find in your kitchen cupboards from cutlery to crockery to cookware to utensils. Lots of shopping trips and many hours scouring the internet for the best bargains!

First was demolition - removal of carpets and blinds and old appliances. Then a fresh coat of paint throughout. Dulux Snowy Mountains Half was the perfect white for the space. Warm, fresh, soft white that works well with the abundance of natural light the apartment has to offer.
We had the balcony doors tinted for the Queensland sun and for added privacy. The tiled floors were professionally cleaned and the grout went from black back to light grey. Well worth the investment.

Next was electrical work - replacement of some yellowed down lights and switches, replacement of a ceiling fan in the outdoor balcony and installation of a new oven.

A feature wall of a linen-look wallpaper in soft blue created a much needed focal point in the lounge. The wall was a massive 4.1m high by 4.7m long. The result is dramatic and leads your eye to the tallest point of the raked ceiling so you can appreciate the space around you.

New pale timber hybrid flooring replaced the carpets in the living area and bedrooms. Double roller blinds with light filtering and block out layers were added to each window. Sheers were added to the living and master bedroom bringing a softness of filtered light to the spaces.

Sourcing, specification, ordering and shopping was the bulk of this project. The modern coastal theme was brought through by furniture choices in pale driftwood and natural timber tones. Lots of natural textures were introduced such as jute, rope, chunky wool, linens and warm rich leathers in soft tones from creams and whites reminiscent of sandy beaches, natural tans and browns represent ing the warmth of the sun and exotic climes, to a carefully chosen palette of blues and greys reflecting the colours of the ocean and the sky. Creating a coastal theme subtly, where each piece of furniture, every cushion, every throw, every rug - has been carefully chosen to build the relaxed, calm feeling of being at the seaside and in nature, without being predictable or kitsch.

Finally was styling - which is so much fun! Seeing all the design elements together was a cool experience.

The client also chose to have a professional photography shoot tailored to AirBnB listings with wide angle shots, lifestyle images, local area photos, aerial drone photography and floorplan.
